Landlords - Frequently Asked Questions

Can I do my own maintenance?
Yes, we are happy for you to arrange your own maintenance, particularly larger improvement items, however, you do need to keep us informed so we can relay the same information to the tenant.

Do you charge a fee for arranging maintenance?
No, we do not charge for this as we consider it part of the Property Management fee.

How do you select tenants?
All prospective tenants are required to fill out a Tenant Application Form. We require their income, their rental history and references. We use this information to determine if we think the applicant would be suitable to rent your property.

Do you do a credit check on tenants?
Yes. We credit check all tenants prior to offering them the property or signing a tenancy agreement. We use a reputable credit agency to access the tenant’s credit and debt history.

Do you check references for tenants?
Yes, we contact the relevant referees contained in the tenant’s application form. We are particularly interested in contacting a previous landlord to ensure the applicant had paid rent regularly.

How do you keep track of rent?
We track the rent due for each day of the week and if a tenant has missed a payment we can commence follow up
action immediately. We keep an accurate ledger of rent charges and tenant rent payments that meet the requirements of the Tenancy Services and the Residential Tenancies Act.

How do you dispurse rent to me?
We pay the rent directly to your bank account through Internet banking, less our property management fee and any tenant or property expenses. We pay rent into your account on the 1st of each month or the next working day.

Do you send me a statement of rent collected?
Yes, we will send you a statement of all rent received and expenses deducted within the last month by email or post, depending on your preference. We also send you an annual summary of income and expenditure for use when completing your end of year financial accounts.

Will you regularly inspect my rental properties?
Yes, we will inspect your properties on a quarterly basis and send you a copy of the property inspection report for your information. More frequent inspections are available if you require them.
